Rates and booking

Booking with us indicates you have read and accepted the following.

The flat is available year round, with a minimum of 2 nights stay; apart from the holiday seasons where noted. For certain weekends with fixed rate, week rates are not permitted to span. Weekend rates apply to bookings on Fri/Sat/Sun nights. Rates are quoted in GBP per flat per night except where noted.

Price includes weekly linen change and basic cleaning; heat, lights, electricity, water, TV, and unlimited broadband Internet use.

For longer or odd periods, rates will be negotiated. Prices are subject to change without notice -- the price you will be quoted when you book is the final price.

Dates are inclusive - that is a stay on the night of 31/Mar is considered low season. Where dates overlap, the higher season prevails. Where a booking spans a rate season, nights are pro-rated for each season.

A deposit of 25% is normally required to secure the booking with the balance payable 8 weeks before arrival. If you have a late booking we will organise a separate payment plan. Telephone or email bookings will be held for a maximum of 5 days until the deposit is received. For special seasons, 100% pre-payment is required.

Apartments must be vacated by 10am on the day of departure. Move in times can be arranged between 3pm and 6.30pm. An additional deposit of £300 (cash or cedit card) is required before arrival which is fully returnable within 48 hours of departure to cover any breakages or damages. Irrespective of this deposit, you are liable to all loss or damage to the property and surroundings.

Advance payments may be made by Master Card, Visa or Switch/Delta; a 2.5% service fee is added to payments collected this way. We will send you a secure payment link.

Payments may also be made via PayPal - this is the preferred payment method. Send payments to gkh AT ec1.com.

Other terms and conditions:
Cancellation policy: (a) special season: for cancellations more than 30 days before arrival, 50% of total booked value is payable; for cancellations less than 30 days, no refund. (b) other bookings, for cancellation more than 60 days; you are liable for 25%; 15-60 days 50%; less than 15 days: 100%. We reserve right to cancel for any reason within 48 hours of accpeting your booking, or for any matters beyond our control. In such circumstance we will refund all money paid; but not accept further liability. We will endeavour to assist you to complete your holiday plans.

We reserve right to prematurely terminate your stay without refund for due cause, including but not limited to: lack of payment, causing disturbance to neighbours, property damage, more people in flat than agreed, or other behaviour outside terms of rental.

All rentals are at your own risk. The flat is provided 'as is' and we are not liable for any loss, damage, injury, inconvenience or any matter arising from your stay. If you have questions please call your designated agent or any of the numbers on this site for advice.

While we permit use of telephone for outgoing local and freephone calls, and will not normally charge these costs back to you, you are liable for all telephone use charges should this be abused or otherwise circumvented.

Internet use: if PC is provided, you are not permitted to install any software, download any pornography or other offensive material, other otherwise compromise the integrity of the computer and network service.

Cleaning: We clean flat and linens prior to each rental, and weekly for longer rentals. This is included in the price; and of course does not include your own clothes and items! You are free of course to use the cleaning facilities provided, please ask if need instructions on washing machine/dishwasher/iron.
